The Position:

Senior Project Schedulerは、日本国内におけるSTACKのデータセンター開発プロジェクトを成功へ導くため、重要な役割を担います。

本ポジションは、プロジェクト初期段階からEarly Access（EA）、コミッショニング、Ready for Service（RFS）に至るまで、全体マスタースケジュールの策定・統合・分析・管理を行う役割です。

Project Director（PD）、Regional Delivery Leadership、設計者、ゼネコン、サブコン、支給品ベンダー（LLE）、別途工事ベンダー（OT）など、多岐にわたる関係者と密接に連携しながら、設計・調達・施工・Fit-Out・試験・コミッショニング・引渡しまでを横断した工程統合および調整をリードします。

単なる工程作成やレポート業務ではなく、工程を深く読み込み、施工順序や工程ロジックを分析し、リスクや工程短縮可能性を特定しながら、実務レベルで関係者調整を推進できる「実行型」の工程管理人材を求めています。

The Senior Project Scheduler will play a critical role in supporting the successful delivery of STACK’s data center developments across Japan.

This role is responsible for developing, integrating, analyzing, and managing the overall project master schedule from project inception through Early Access (EA), commissioning, and Ready for Service (RFS).

Working closely with the Project Director (PD), regional delivery leadership, consultants, contractors, subcontractors, owner-supplied equipment vendors (LLE), and separate contractors (OT), this position will lead the coordination and integration of all project activities across design, procurement, construction, fit-out, testing, commissioning, and handover.

This role requires a hands-on professional who can deeply analyze project schedules and construction sequencing, identify risks and acceleration opportunities, proactively coordinate stakeholders, and support successful project delivery through practical execution-focused schedule management.

This is not simply a reporting or planning role — it requires an individual capable of reading, challenging, improving, and driving schedules to achieve project success.

Roles & Responsibilities / 主な業務内容

· 設計、調達、施工、Fit-Out、試験、コミッショニング、Early Access（EA）、Ready for Service（RFS）を含む全フェーズにおいて、統合マスタースケジュールの作成・維持・管理を行う。

· Core & Shell、Fit-Out、LLE（支給品／長納期品）、OT（別途工事）を含む複数スコープの工程を統合し、単一のMaster Programmeとして管理する。

· Project Director（PD）、設計者、ゼネコン、サブコン、コミッショニングチーム、各種ベンダーと密接に連携し、実現性の高い工程計画を策定する。

· 工程表、施工順序、クリティカルパスを分析し、工程リスク、ボトルネック、干渉事項、および工程短縮可能性を特定する。

· 施工ロジックや施工順序を深く読み込み、前倒し可能な工程やリスク低減可能なポイントを proactively に抽出・提案する。

· 関係者間の工程調整を主体的に推進し、工程干渉や課題解決をリードする。

· ゼネコン、サブコン、設計者、ベンダーに対して工程改善提案を行い、プロジェクト推進を支援する。

· 設計からコミッショニングまでの全工程を統合管理し、受電、IST（Integrated Systems Testing）、運用準備、EA、RFSまでの整合を確保する。

· 定期的なProject Control Meetingおよび工程レビュー会議を主導・運営する。

· 承認済Baselineに対する進捗をモニタリングし、経営層およびProject Leadershipへ正確なレポート、予測、リカバリープランを提供する。

· 遅延やリスク発生時には、工程回復計画および改善施策の立案・推進を支援する。

· STACK標準のProject Governance、工程管理ツール、テンプレート、レポート基準の遵守を推進する。

· STACKのProject Controlsプロセス、Delivery Playbook、Basis of Design（BOD）、工程管理基準の継続的改善を支援する。

· 工程管理ソフトウェアおよびレポートツールの改善提案を行い、プロジェクト可視化・効率化・生産性向上を推進する。

· Lessons Learnedレビューを支援し、その内容を将来プロジェクトの工程戦略へ反映する。

· Develop, maintain, and manage integrated Master Project Schedules across all project phases including design, procurement, construction, fit-out, testing, commissioning, Early Access (EA), and Ready for Service (RFS).

· Integrate and coordinate Core & Shell, Fit-Out, LLE (Long Lead Equipment), and OT (Owner’s Vendor / Separate Contractor) activities into a single master programme.

· Work closely with Project Directors (PD), consultants, contractors, subcontractors, commissioning teams, and vendors to establish realistic and executable project schedules.

· Analyze project schedules, construction sequencing, and critical path activities to identify schedule risks, bottlenecks, conflicts, and acceleration opportunities.

· Review construction logic and sequencing in detail and proactively identify areas where project schedules can be optimized or de-risked.

· Lead practical coordination among stakeholders to resolve schedule conflicts and support efficient project execution.

· Support and challenge contractors, subcontractors, consultants, and vendors to improve schedule logic, construction planning, and project delivery.

· Coordinate all project phases from design through commissioning, including energization, integrated systems testing (IST), operational readiness, Early Access (EA), and Ready for Service (RFS).

· Lead regular Project Control Meetings and schedule review sessions with internal and external stakeholders.

· Monitor progress against approved baselines and provide reporting, forecasting, mitigation plans, and recovery strategies to project leadership and executive management.

· Support implementation of programme recovery plans and proactively mitigate delays and project risks.

· Ensure compliance with STACK project governance processes, tools, templates, programme standards, and reporting requirements.

· Collaborate in the continual improvement of STACK’s Project Controls processes, Delivery Playbook, Basis of Design (BOD), and scheduling standards.

· Review project controls software platforms and reporting tools to improve efficiency, visibility, and productivity.

· Support lessons learned reviews and incorporate findings into future programme planning and project delivery strategies.

Required Qualifications / 応募要件

• ゼネコンまたは設備会社における施工管理経験（6年以上）
  10+ years of experience in construction management with a general contractor or engineering contractor.

• 設計事務所またはエンジニアリング会社における工事監理・設計監理・プロジェクト調整業務の経験。

Experience working within architectural design firms, engineering consultants, or construction management organizations supporting large-scale projects.

• 現場監督または工事課長レベルの経験
  Experience equivalent to site manager or construction section manager.

• 建築・電気・機械設備いずれかの専門知識
  Expertise in architectural, electrical, or mechanical systems.

• MS Projectを用いた工程表作成・更新・進捗分析・クリティカルパス管理を実務レベルで使いこなせる方
  Advanced practical proficiency in Microsoft Project, including schedule development, updates, progress tracking, critical path analysis, and programme management.

• 工程ロジックの構築、リソース管理、進捗更新、工程分析、およびレポーティングをMS Project上で実施できる方
  Ability to develop schedule logic, manage resources, update progress, perform schedule analysis, and generate reporting using Microsoft Project.

• 大規模建設プロジェクトの工程管理経験
  Experience managing schedules for large-scale construction projects.

• 日本語での業務遂行能力
  Professional working proficiency in Japanese.

• 英語力は必須ではありませんが、英語でのコミュニケーションが可能な方は歓迎します。
  English proficiency is not required but would be considered an advantage.

Preferred Qualifications / 歓迎要件

• データセンターまたはミッションクリティカル施設のITフィットアウト工事の経験があれば尚可
  Experience in administrative support for Data Centre or mission-critical IT fit-out projects is highly desirable

• ハイパースケールまたはコロケーション型データセンター環境での業務経験があれば尚可

• Experience working in hyperscale or colocation data centre environments is an advantage

• PROCORE、Aconex、Autodesk Construction Cloudなどの建設プロジェクト管理システムの利用経験
  Experience with construction project management platforms such as PROCORE, Aconex, or Autodesk Construction Cloud.

• その他のプロジェクト管理アプリケーションの利用経験
  Experience using other project management applications is also welcome.
